April 24 - Stephen J. Ferrandi Director of Residential Land Brokerage KLNB Land represented The Sanford Companies in the sale of 30 single family lots to K. Hovnanian Homes in Severn, Anne Arundel County, Maryland.
April 21 - Stephen J. Ferrandi and David Fritz of KLNB were awarded the assignment to sell the 5.5 acre Katz property in College Park, Prince George’s County, Maryland. This property is capable of supporting approximately 75 townhomes. The property located off of Baltimore Avenue is walking distance to the University of Maryland, Maryland’s largest university.
April 20 - Stephen J. Ferrandi Director of Residential KLNB Land was awarded the assignment to sell the Strawbridge Manor and its adjacent 4.59 acres. This property zoned R-20000 in Sykesville, Carroll County, Maryland is expected to support 9 additional single family lots in addition to the 6600 s.f. manor house. Strawbridge Manor, built 1926 was originally a 396 acres boy’s home operated by the Methodist church until is was closed in the 1950’s. Today, only the Manor House and its accompanying ground remain undeveloped.
April 18 - KLNB Land is proud to announce the sale of the 125 acre Miklasz assemblage to Toll Brothers Homes for the development of a mixed use residential community of 252 lots. Locate in Severn, Anne Arundel County, Maryland the tract is adjacent to the county’s largest employer Ft. Meade/NSA. It is expected that the development to be named St. Francis Preserves will break ground in the autumn of 2012, with home sales beginning in the spring of 2013. Stephen J. Ferrandi, Director of Residential Land Brokerage with KLNB was responsible for guiding the project through the PUD approval process beginning in 2007 and undertaking the subdivision of the property in 2009 until placing the property under contract with Toll Brothers Homes. Up until this sale, the Miklasz tract represented the largest parcel of developable land in the county’s growth area not owned by a developer or home builder.

The property located at the intersection of US 50 and Forest Grove Road is being marketed as a house of worship site, although other uses such as gas station, day care, and neighborhood

Ferrandi, managing director of KLNB Land and Kevin Barrett, Principal with KLNB Retail have team up to sell or ground lease a 3+ acre parcel of ground with frontage and access off of west bound US 50 at VFW Parkway in Grasonville, Queen Anne’s County, Maryland. Since the property is adjacent to a hotel, the duo is marketing the property as a retail or restaurant pad site.
April 13 - Stephen J. Ferrandi of KLNB Land has placed the 10 acre Mohr property in Perry Hall, Baltimore County, Maryland under contract to Elm Street Development. This property adjacent to Perry Hall Senior High School is expected to yield 20 single family home sites.

The disposition of 125 townhome lots in this community is expected to be well received by national homebuilders.
January 17 - The Sanford Companies has awarded Stephen J. Ferrandi and KLNB Land the disposition of 10 single family lots in Pasadena, Anne Arundel County, Maryland.
January 2 - KLNB Land was awarded the disposition of the 7.69 acre house of worship site in Bowie, Prince George’s County, Maryland. The site which is partially developed features infrastructure for a large church complex as well as the shell of a worship center which ceased construction after the owner decided not to continue with the construction of the site several years ago.
